Last year, the sales of homes on Amelia Island continued to grow at a steady clip. In fact, the median sales price of a single family home on the Island averaged approximately 30% more than the prior year. Almost four hundred properties sold at just under a half a million dollars in as little as four months. Prior to that homes had sold for almost $100,000 less and were on the market for almost six months.
Amelia Island, which is located on a northeastern barrier island near the Georgia border has been a vacation destination for years. It is well known for luxury posh resorts such as the Amelia Island Plantation resort and the Ritz-Carlton hotel. Despite the luxury amenities of the island, it has still managed to retain a small town feel and what many describe as an old Florida atmosphere. The town is quaint, with a historic Victorian era design to many of the structures, particularly the 55 block historic district.
The island, which is just 13 miles long and 2.5 miles wide at its largest point, contains pockets of locations where real estate typically sells for higher than the average home on the island. Oceanfront condos and villas, in particular, seem to be doing well on Amelia Island. The average sales price of such a property last year went for about $800,000; which is a 22% increase from the previous year. These properties have been on a steady rise during the last few years. The year before, villas and condos on the beach sold in the average neighborhood of $623,000; which was also about 9% higher than the year before that. Most such properties do not remain on the market any longer than 5 months.
If you like the area, but not the price, you may find that relocating to the nearby mainland is much more affordable, like many homebuyers who have fell in love with this particular corner of Florida. Amelia Island, which is separated from the mainland by the intracoastal waterway known as Amelia River, is relatively close to the mainland. The Atlantic Ocean borders the eastern side of the island while the western side of the island borders the intracoastal waterway.
Often call the gateway to Amelia, the A1A heads east toward Amelia Island. This area has witnessed an explosion of growth as well as development recently as newcomers seek to find more affordable housing. Here, the average price of a single family hold is currently at about $285,000, selling in as little as 3 months or less. The homes here are still quite close to the beaches of Amelia Island, just a 10 minute or so drive away. These locations also provide a quick commute to larger cities such as Jacksonville.
