Has your home been on the market awhile and you’re wondering why it hasn’t sold? There can always be a variety of reasons why a perfectly nice house hasn’t sold yet, but there are generally ten major reasons that can contribute to a home staying on the market longer than it should. Review them to make sure your home isn’t falling prey to one of them.
Nothing turns off a potential buyer more than an odor when they walk in a home for sale. Regardless of whether the odor is coming from pets, cigarette smoke or just a generally mustiness, it will make a buyer turn around and walk out the door in a heartbeat. Make sure your home smells clean and fresh. If you don’t smell an odor, invite someone over who doesn’t frequently visit your home and ask them to give their honest opinion.
Make it a point to always have your pets contained in another area whenever the home is shown. While Fido and Fluffy may be your best friends there are many people, believe it or not, who just are not pet people. Even though obviously the pets don’t come with the house, just the presence of animals when the house is toured could cause a buyer to think twice.
Keep in mind that when your home is on the market it must always be sparkling clean and that means every room of the house. If you don’t have the extra time to keep the house looking spic and span, hire a housekeeper to come in once a week to do it for you. The cost is a small investment in the return you’ll receive when your house sells.
Does your home appear to be too dark on the inside? If so, this could be your problem. Buyers today want bright, airy rooms. Take the time to make sure all light fixtures have new, bright bulbs. Consider where new additional fixtures may need to be added. Pull back drapes to allow natural light to filter in. Finally, don’t forget to clean your windows so they sparkle.
Consider the age of your wallpaper. Obviously wallpaper is something that could be replaced by the new buyer but if your wallpaper is too dated or too busy it may completely turn off the buyer. If your wallpaper has been around awhile it could be worth it to remove it and paint the walls with a nice neutral color instead.
If your home has a basement, make sure it doesn’t have any leakage problems. Checks rain gutters to ensure they aren’t diverting water into the basement as well as underground drains which may be clogged. Better to do it now than have your house sit on the market for another six months.
Make sure there are no creepy crawlies in your home. Hire a professional exterminator to treat your home for ants, roaches and spiders.
Spruce up the outside of your home by making sure the lawn is neatly trimmed, flowers are weeded and the exterior of your home is clean. Clean out the gutters while you’re at it as well; it will improve the curb appeal of your home and prevent drainage problems.
